Due to a 151-acre acquisition by the Peninsula Open Space Trust (POST) in Menlo Park, the prominent hill near the intersection of Highway 84 and Highway 1 will not present visitors with a view of mega-houses, but will retain it rural character with grazing and hay farming.

POST bought the property southeast of the intersection and less than a mile from San Gregorio Beach for $1.3 million from private owners. Just two years ago, the land was priced at $3.5 million and promoted as a potential site for up to three estate residences.

"This property represents another key piece in the puzzle to prevent inappropriate luxury estate development and preserve the rural character of the San Mateo Coast," said Audrey Rust, president of the Menlo Park-based land conservancy.

Seaside School Ridge is named for nearby Seaside School, a 129-year-old, abandoned schoolhouse located on private property on Stage Road.

POST will maintain the property for its current use -- hay farming and grazing -- but may eventually transfer it to a public agency for permanent protection. It is adjacent to POST's 267-acre San Gregorio Farms, and provides opportunities for recreation and trail connections.
